Description The Census Bureau conducts several censuses of service industries. Prior to 1997, data from these censuses were combined and available as the Census of Service Industries.

 

The Census of Professional, Scientific, and Technical Services covers establishments with payroll that specialize in performing activities requiring a high degree of expertise and training. Activities performed include legal advice and representation; accounting, bookkeeping, and payroll services; architecture, engineering, and specialized design services; computer services; consulting services; research services; advertising services; photographic services; translation and interpretation services; and veterinary services, among others.

 

The Census of Health Care and Social Assistance consists of establishments providing services delivered by trained professionals. All industries in the sector share this commonality of process, namely, labor inputs of health practitioners or social workers with the requisite expertise. Many of the industries in the sector are defined based on the educational degree held by the practitioners included in the industry.

 

The Census of Educational Services comprises establishments that provide instruction and training such as schools, colleges, universities, and training centers. These establishments may be privately owned and operated for profit or not for profit, or they may be publicly owned and operated. They may also offer food and accommodation services to their students.

The Census of Arts, Entertainment, and Recreation includes a wide range of establishments that operate facilities or provide services to meet varied cultural, entertainment, and recreational interests of their patrons. This sector comprises establishments involved in producing, promoting, or participating in live performances, events, or exhibits intended for public viewing; establishments that preserve and exhibit objects and sites of historical, cultural, or educational interest; and establishments that operate facilities or provide services that enable patrons to participate in recreational activities or pursue amusement, hobby, and leisure-time interests.

The Census of Accommodation and Food Services comprises establish-ments providing customers with lodging and/or prepared meals, snacks, and beverages for immediate consumption.

 

The Census of Administrative and Support and Waste Management and Remediation Services includes establishments performing routine support activities for the day-to-day operations of other organizations. The establishments in this sector specialize in one or more support activities and provide the services to clients in a variety of industries and, in some cases, to households. Activities performed include office administration, hiring, and placing of personnel; document preparation and similar clerical services; solicitation, collection, security, and surveillance services; and cleaning and waste disposal.

 

The Census of Other Services (except public administration) covers establishments with payroll engaged in providing services not specifically provided for elsewhere in the North American Ind-ustry Classification System. Establishments in this sector are primarily engaged in activities such as repair and maintenance of equipment and machinery, personal and laundry services, and religious, grant-making, civic, professional, and similar organizations. Establishments providing death care, pet care, photo finishing, temporary parking, and dating services are also included.

 

Key Data Basic data obtained for all of these censuses include kind of business, federal income tax status, geographic location, taxable operating receipts (revenue for tax-exempt establishments), annual and first-quarter payroll, and employment. Some census establishments provide additional data about operational and organizational status, sources of receipts, business characteristics, and industry specific measures (such as exports or the number of hotel accommodations). Other measures for tax-exempt organizations include gifts and endowment income

Description Before 1997, the Census of Utilities, Census of Information Industries, and Census of Transportation and Warehousing consisted of one census known as the Census of Transportation, Utilities, and Communications.

The Census of Utilities comprises establishments engaged in electric power, natural gas, steam, or water supply and sewage removal. Within this sector, the specific activities associated with the utility services provided vary by utility; thus, electric power includes generation, transmission, and distribution; natural gas includes distribution; steam supply includes provision and/or distribution; water supply includes treatment and distribution; and sewage removal includes collection, treatment, and disposal of waste through sewer systems and treatment facilities.

The Census of Transportation and Warehousing includes industries providing transportation of passengers and cargo, warehousing and storage for goods, scenic and sightseeing transportation, and support activities related to modes of transportation. Many of the establishments in this sector often operate on networks, with physical facilities, labor forces, and equipment spread over an extensive geographic area. Excluded from this sector are establishments primarily engaged in providing travel-agent services that support transportation and other establishments, such as hotels, businesses, and government agencies.

 

The Census of Information Industries comprises establishments engaged in producing and distributing information and cultural products, providing the means to transmit or distribute these products as well as data or communications, and processing data. The main components of this sector are publishing (including software publishing), motion picture and sound recording, broadcasting and telecommunications, and information and data processing services. .

Key Data Basic data for all three of these censuses include kind of business, geographic location, total operating revenue, annual and first-quarter payroll, and number of employees. Establishments receiving a long-form question-naire provide additional data about revenue by source and other industry-specific measures. Multi-unit firms in certain pipeline, telephone and telegraph communications, and electric and gas service industries report revenue and related output measures consolidated to the state level.
Time Span Time span: Every five years (years ending in two and seven), beginning in 1987. The most recent data are from 1997. In 1987, only selected transportation industries (standard industry classifications 42, 44, and 47) were covered. Current data are provided for all establishments classified in standard industry classification code division E (except the U.S. Postal Service).

Description This is a survey of total property returns, segmented into income and capital appreciation, for properties ac­quired on behalf of tax-exempt institutions and held in a fiduciary environment.  Property types include invest­ment-grade apartments, hotels, offices, and warehouses.  A new index tracks timberland.  Capital appreciation is calculated on an unleveraged basis.  Quarterly returns are computed as percentage changes by property type for the four census regions.  Annual and annualized returns are computed by chain linking quarterly rates of return to calculate time-weighted rates of return for the period under study.  Ten years of history are included in each quarterly report.

This survey is unique in that it is an indicator of real estate nationwide by major property type and major cen­sus region.

Description The federal government assembles construction per­mit data by property type for counties, MSAS, states, and the nation.  The data are published monthly in the Bureau of the Census's C-4O Report. Global Insight also reports permits by MSA and county but divides permits into two catego­ries: residential (thousands of housing units) and a single category called "commercial." These data have two prob­lems.  Not all permitted projects are built.  Therefore, the permits may overstate new construction.  Furthermore, not all places issue permits.  Therefore, the permits may understate total construction.  The dollar value of con­struction put in place is also compiled and is useful for noting the general level of construction activity but is not helpful in property-specific analysis.

 

MSA short-term tables and forecasts.  Global Insight uses the federal government permit database to assemble starts; sales; prices; mortgage originations; housing stock; nonresidential permit value (total, hospitals, industrial, miscellaneous, other commercial, and offices); and nonresi­dential construction put in place (total, hospitals, industrial, miscellaneous, other commercial, and offices).  Global Insight’s starts data are converted from permit data by formula.

Description Summary database provides numbers on projects, contract value, square footage, and number of dwelling units (for housing) for 209 structure types at the county level.  The database can be purchased on an annual subscription basis or on an as-needed basis.  The data include all projects bid competitively.  Therefore, they may understate the quantity of new construction by not including projects built absent competitive bids.

 

The F.W. Dodge numbers do not substitute for spe­cific market intelligence on new speculative projects planned, proposed, or approved.  The REAPS series, pub­lished by F.W. Dodge, does list new projects but only for the 55 metropolitan areas included in the REAPS system.

Description The ZIP Code Tabulations report provides selected statistics, by ZIP Code, from the 1997 Census of Agriculture. The 1997 Census of Agriculture marks the third time that agricultural statistics also are available by ZIP Code.

The Tabulations cover all farms, regardless of size, in all 50 States. Two new data items are included in the 1997 tabulations: (1) cut Christmas trees sold and (2) maple trees tapped. The 1997 Census of Agriculture, like all agricultural censuses since 1969, employed the mailout/mailback method of enumeration. In most cases, the operator's mailing address and mailed ZIP Code (Zip Code in the address label of the census report) were the same as the location of the farm operated. Therefore, the vast majority of farms were tabulated in the ZIP Codes where they were located. However, in some instances, the operator's farm was located outside the mailed ZIP Code. Key Data Carrier Neutral Colocation Facilities

These facilities provide service providers with floor space for their network equipment within a secure building. The building is typically equipped with appropriate HVAC, enhanced fire suppression, electrical connections and diesel-powered generators to guard against commercial power failures. These facilities offer service providers a low cost alternative to collocation agreements with major ILECs and peering agreements with major NAPs on the Internet backbone. Private companies also choose to interconnect in these facilities as well to avoid costly local loop charges, and they can cross connect to their carrier of choice. Companies also collocate to utilize multiple carriers, so if their primary carriers' network fails, they can re-route network traffic to the back up carrier already in place. There are approximately 500 of these facilities in the United States. GeoTel researches, locates, geocodes, and maps each facility. This data is viewed as a layer in GIS.

MAEs, NAPs, and Internet Exchanges.

ISP's such as AOL, MCIWorldocm's UUNET, and AT&T, connect their subscribers and smaller ISPs to the Internet over their own backbone networks. The backbones of these providers meet at network access points (NAPs), where they exchange traffic with each other as well as other international ISPs. MAEs are network access points, however they are owned and operated by UUNET. Internet Exchanges are similar, however are much smaller in size and can be privately or public owned.

Undersea fiber optic cable landings - United States.

This data shows the exact location and termination of the undersea cable heads, and lists the carriers located in the cable. A description of each carrier's fiber in the marine pipe is also available. The spatial attributes for this data are also included in the database. GeoTel Exchange includes Approximately 1,000 locations in the US.

Description BOMA assembles a report that details income and expense statements for office buildings throughout North America based on members' responses to a standard sur­vey form.  Income concepts include rental income from office, retail, and other uses and other miscellaneous income.  Expense categories include cleaning; repair and maintenance; roads, grounds, and security-, leasing ex­penses; and administrative costs.  AU figures are reported on a per square foot basis.  Respondents are asked to use a BOMA/ANSI standard Method for Measuring Floor Area in Office Buildings.  Average net operating income can be estimated by subtracting the average value of total expenses from the average value of total income.

 

Up to 12 analyses are performed for each city depend­ing on sample size, building location (downtown or sub­urban), and building size.  About 100 markets are included in the United States and another 10 or so in Canada.

The BOMA report is the industries established source for office income and expense data.  BOMA can supply custom reports by city, location, private or government sector, size, age, height, and historical trends.  The number of reports is relatively small covering about 4,500 buildings.  Given that the reports are voluntary, the properties may represent more efficiently managed buildings than the norm.

Description The Consumer Expenditure Survey consists of two components-- the Diary survey and the Interview survey. For the Diary survey, respondents complete a diary of expenses for two consecutive 1-week periods. 
Uses The Consumer Expenditure Survey data are of value to government and private agencies interested in studying the welfare of particular segments of the population.  Economic policy makers interested in the effects of policy changes on various groups use the data. Econometricians use the data in economic models.  Market researchers use the data to determine the demand for goods and services. The results of the Consumer Expenditure Surveys are used to revise the market baskets of the Consumer Price Index, and to derive new cost weights for the baskets.
Key Data The Diary survey is designed to obtain data on frequently purchased items, such as food or housekeeping supplies,  that respondents are less likely to recall over time.  For the Interview survey, respondents report data to an interviewer.  Respondents are interviewed five times over an 18 month time period--once every 3 months.  This survey is designed to collect data on major items of expense, such as property purchases or vehicle purchases, that respondents recall for 3 months or longer.

Income/Expense Analysis Shopping Centers

 

IREM publishes data on shopping centers that is required for appraisals, operating comparisons, feasibility studies, loan requests, the preparation and evaluation of acquisition and sale proposals.  The 1999 edition includes a sample size of over 600 shopping centers. Three pages of data appear for each metropolitan area reported in the open shopping centers section. The chart of accounts presents about 100 line-items, including about forty expense items. The enclosed malls section tracks both enclosed and non-enclosed common area expenses. Some cross-tabulations are presented by size and age of the center. Other reports include: leasing fees, merchant association, renovation, expansion, tenant turnover, type of ownership and gross sales analysis.

Description REAPS offers quarterly histories and forecasts for 56 major metropolitan areas for single-family housing and multifamily housing.  Each market area includes a brief economic overview in text and tables that report three years of history and a one-year forecast for employ­ment, office employment, trade employment, manufac­turing employment, unemployment, population, house­holds, and per capita income.  'Me table also shows the MSA’s rank against the other 55 metropolitan areas for each category.

 

For residential properties, REAPS includes a four-year history and six-year forecast (the current year is projected as a fiscal year) for the following concepts: inventory (stock and percent change), additions to inventory (starts and completions), and removals from inventory.  The last part of the market report includes a project-by-project listing of all new developments by dollar value, size, address, and developer as well as development status.  Deferred and abandoned plans are also noted. Private businesses and trade associations use the data for planning, market analysis, and to help make investment and production decisions.
Description All domestic mining establishments that are classified in SIC Division B, Mining, and have at least one employee. Establishment coverage has been the same since 1967. In 1992, mining establishments reported total shipments and receipts of more than $162 billion.
Key Data Basic data obtained include kind of business, geographic location, legal form of ownership, total revenue, annual and first quarter payroll, and number of employees for the pay period including March 12. Establishments receiving a long form provide added detail on employment, payrolls, worker hours and payroll supplements; and other data (including value of shipments, inventories, capital expenditures, and quantity and value of products, supplies and fuels). A short form requests only basic data, capital expenditures, and quantity and value of products.
Time Span Every five years since 1967, for years ending in "2" and "7." Previous censuses were conducted for years 1963, 1958, and 1954; approximately every 10 years throughout the prior century; and for the first time in 1840. Reported data are for activities taking place during the previous calendar year.
Geographic Scale Geographic Area Series consists of 9 reports covering the U.S., states, offshore Federal areas, the District of Columbia, and selected counties. Industry statistics for 2-, 3-, and 4-digit industry levels are provided for these areas.

Description ULI produces an annual compendium of market stud­ies for about 74 metropolitan areas in North America and 32 international markets.  Under the industrial property market section, the text comments on development and investment activity, new projects, rents and lease terms, public policy issues, and outlook.  An accompanying table reports five years' worth of data on manufacturing em­ployment, inventory, annual construction, absorption, va­cancy rates, standard lease terms, and standard land prices per acre.

Description The Census of Mining surveys establishments that extract naturally occurring mineral solids, such as coal and ores; liquid minerals, such as crude petroleum; and gases. The term mining is used in the broad sense to include quarrying, well operations, beneficiating (for example, crushing, screening, washing, and flotation), and other preparation customarily performed as a part of mining activity. The Census of Mining distinguishes two basic activities: mine operation and mining support. Operation includes establishments operating mines, quarries, or oil and gas wells. Support activities include establishments that perform exploration (except geophysical surveying) and/or other related services. The short form of the Census of Mining survey requests only basic data from companies, including capital expenditures, quantity and value of products, kind of business, geographic location, legal form of ownership, total revenue, annual and first-quarter payroll, and number of employees. Establishments receiving a long form provide added detail about employment, payrolls, worker hours, payroll supplements, shipments, inventories, supplies, and fuels.

The Bureau of Economic Analysis uses Census of Mining to benchmark gross domestic product estimates for mining industries. Description Summary database provides numbers on projects, contract value, square footage, and number of dwelling units (for housing) for 209 structure types at the county level.  The database can be purchased on an annual subscription basis or on an as-needed basis.  The data include all projects bid competitively.  Therefore, they may understate the quantity of new construction by not including projects built absent competitive bids.

 

The F.W. Dodge numbers do not substitute for spe­cific market intelligence on new speculative projects planned, proposed, or approved.  The REAPS series, pub­lished by F.W. Dodge, does list new projects but only for the 55 metropolitan areas included in the REAPS system.
