Census Bureau conducts several censuses of service industries. Prior to
1997, data from these censuses were combined and available as the Census
of Service Industries. The
Census of Professional, Scientific, and Technical Services covers establishments
with payroll that specialize in performing activities requiring a high
degree of expertise and training. Activities performed include legal advice
and representation; accounting, bookkeeping, and payroll services; architecture,
engineering, and specialized design services; computer services; consulting
services; research services; advertising services; photographic services;
translation and interpretation services; and veterinary services, among
others. The
Census of Health Care and Social Assistance consists of establishments
providing services delivered by trained professionals. All industries in
the sector share this commonality of process, namely, labor inputs of health
practitioners or social workers with the requisite expertise. Many of the
industries in the sector are defined based on the educational degree held
by the practitioners included in the industry. The
Census of Educational Services comprises establishments that provide instruction
and training such as schools, colleges, universities, and training centers.
These establishments may be privately owned and operated for profit or
not for profit, or they may be publicly owned and operated. They may also
offer food and accommodation services to their students. The
Census of Arts, Entertainment, and Recreation includes a wide range of
establishments that operate facilities or provide services to meet varied
cultural, entertainment, and recreational interests of their patrons. This
sector comprises establishments involved in producing, promoting, or participating
in live performances, events, or exhibits intended for public viewing;
establishments that preserve and exhibit objects and sites of historical,
cultural, or educational interest; and establishments that operate facilities
or provide services that enable patrons to participate in recreational
activities or pursue amusement, hobby, and leisure-time interests. The
Census of Accommodation and Food Services comprises establish-ments providing
customers with lodging and/or prepared meals, snacks, and beverages for
immediate consumption. The
Census of Administrative and Support and Waste Management and Remediation
Services includes establishments performing routine support activities
for the day-to-day operations of other organizations. The establishments
in this sector specialize in one or more support activities and provide
the services to clients in a variety of industries and, in some cases,
to households. Activities performed include office administration, hiring,
and placing of personnel; document preparation and similar clerical services;
solicitation, collection, security, and surveillance services; and cleaning
and waste disposal. The
Census of Other Services (except public administration) covers establishments
with payroll engaged in providing services not specifically provided for
elsewhere in the North American Ind-ustry Classification System. Establishments
in this sector are primarily engaged in activities such as repair and maintenance
of equipment and machinery, personal and laundry services, and religious,
grant-making, civic, professional, and similar organizations. Establishments
providing death care, pet care, photo finishing, temporary parking, and
dating services are also included. |

1997, the Census of Utilities, Census of Information Industries, and Census
of Transportation and Warehousing consisted of one census known as the
Census of Transportation, Utilities, and Communications. The
Census of Utilities comprises establishments engaged in electric power,
natural gas, steam, or water supply and sewage removal. Within this sector,
the specific activities associated with the utility services provided vary
by utility; thus, electric power includes generation, transmission, and
distribution; natural gas includes distribution; steam supply includes
provision and/or distribution; water supply includes treatment and distribution;
and sewage removal includes collection, treatment, and disposal of waste
through sewer systems and treatment facilities. The
Census of Transportation and Warehousing includes industries providing
transportation of passengers and cargo, warehousing and storage for goods,
scenic and sightseeing transportation, and support activities related to
modes of transportation. Many of the establishments in this sector often
operate on networks, with physical facilities, labor forces, and equipment
spread over an extensive geographic area. Excluded from this sector are
establishments primarily engaged in providing travel-agent services that
support transportation and other establishments, such as hotels, businesses,
and government agencies. The
Census of Information Industries comprises establishments engaged in producing
and distributing information and cultural products, providing the means
to transmit or distribute these products as well as data or communications,
and processing data. The main components of this sector are publishing
(including software publishing), motion picture and sound recording, broadcasting
and telecommunications, and information and data processing services. . |

nationwide survey of industrial and office real estate market activity
in more than 125 industrial and office markets across the United States,
Canada, Mexico, and abroad to create this document. Comparative Statistics
also includes a comprehensive prior year Review and the current Forecast
of economic trends and their affect on commercial real estate. Once
a year, SIOR surveys its members in a written questionnaire about the condition
of the local office or industrial market represented by each member.
Concepts include inventory, construction, vacancy, absorption sales
prices, net lease rents, site rents, and others.
The surveys are then computerized and presented in a written volume
accompanied by a short written commentary by Landauer Associates.
The editors compare statistics from year to ye,, to ensure some
consistency, but because survey respondents vary in quality and sometimes
change from one year to the next, consistency and market definitions vary.
Nevertheless, because of the breadth of the market survey-hundreds
of markets are included throughout the United States and the world-this
is the least costly ready source of data for dozens of small markets. Market
definitions may vary from market to market and reporter to reporter, and
reports are not always complete.
Many of the market indicators, including the forecast of prices,
rents, absorption, and construction, are estimates expressed as percentage
changes from the current year instead of as hard numbers.
Market boundaries are not always explicit, and sometimes a single
market or part of a market may be covered in more than one report.
Parts of Los Angeles, for example, are covered in a half dozen reports,

The data are published monthly in the Bureau of the Census's C-4O
Report. Global Insight also reports permits by MSA and county but divides
permits into two categories: residential (thousands of housing units)

problems. Not all permitted
projects are built. Therefore,
the permits may overstate new construction.
Furthermore, not all places issue permits.
Therefore, the permits may understate total construction.
The dollar value of construction put in place is also compiled

costs. AU figures are reported
on a per square foot basis. Respondents
are asked to use a BOMA/ANSI standard Method for Measuring Floor Area in

net operating income can be estimated by subtracting the average value

to 12 analyses are performed for each city depending on sample size,

About 100 markets are included in the United States and another

Consumer Expenditure Survey consists of two components-- the Diary survey

Consumer Expenditure Survey data are of value to government and private
agencies interested in studying the welfare of particular segments of the
population. Economic policy
makers interested in the effects of policy changes on various groups use
the data. Econometricians use the data in economic models.
Market researchers use the data to determine the demand for goods
and services. The results of the Consumer Expenditure Surveys are used
to revise the market baskets of the Consumer Price Index, and to derive
new cost weights for the baskets. |

such as food or housekeeping supplies,
that respondents are less likely to recall over time.
For the Interview survey, respondents report data to an interviewer.
Respondents are interviewed five times over an 18 month time period--once

purchases or vehicle purchases, that respondents recall for 3 months or
longer. The

main categories: Food, alcoholic
beverages, housing, apparel and services, transportation, health care,

group, building size, building height and building rental range. Income/Expense
Analysis Shopping Centers IREM
publishes data on shopping centers that is required for appraisals, operating
comparisons, feasibility studies, loan requests, the preparation and evaluation
of acquisition and sale proposals.
The 1999 edition includes a sample size of over 600 shopping centers.
Three pages of data appear for each metropolitan area reported in the open
shopping centers section. The chart of accounts presents about 100 line-items,
including about forty expense items. The enclosed malls section tracks
both enclosed and non-enclosed common area expenses. Some cross-tabulations
are presented by size and age of the center. Other reports include: leasing
fees, merchant association, renovation, expansion, tenant turnover, type
of ownership and gross sales analysis. |
